I just realized that I don't have to put up with this crazy shit called 'negative consequences' after I screw up. So where can I find a seminar to learn this whole Failing Upward thingy that senior corporate types are so good at? Teach me, Mark Penn. And if you can't make it, I'll be disappointed but I hear Satan makes a great substitute teacher.

You know, I used to look around my city and ask myself "How can this man, manager of a clothing store/construction worker/generic job afford that McMansion, 3 SUVs, and 5 credit cards?

Answer was: They couldn't. I guess it was only a matter of time before people and banks realized this.

Ask yourself this. Who was in charge while all this was going on? Hint - is wasn't Bill Clinton.

I could see this coming a mile away. Once I started seeing 1200 SF three-bedroom cookie-cutter ranch homes being appraised at a million bucks on my TV, I said to my wife, "you know, if someone offered me a million bucks for our house, I wouldn't even ask you first before saying, 'SOLD.'" At the very worst, a million bucks would pay rent for just about any reasonable apartment for as long as it takes. Suckers.

And the important thing is being right, not forging some common ground middle consensus. If that puts you squarely in one political camp, so be it. It's not about making everybody feel good when the President signs a bill into law. It's about having a policy that actually works.

For the credit bubble in general, Greenspan would be a pretty good candidate for holding rates so low so long.

Good thing Beranke is going to get us out of this mess, by getting them even lower, even longer.

@bittergreen: Low rates are hardly the problem. Give a loan to somebody making a good income at a low rate and it just means they have money to either save or spend on other things (like a down payment on another house down the road). Either way, it's good for both the economy and the housing market.

The ENTIRE problem were these exotic loans that had no business existing in the first place being given to people who could clearly not afford them and had no intention of paying them back (with the expectation that they'd sell or refinance when they had to).

And that is a failure of regulation, nothing else.
